Rental Management
L'Apogée Immobilier offers you a rental management service which allows any owner to take over the property management of his property when renting. By subscribing to our rental management service, you will be able to save your time and get rid of all the constraints brought about by the management of your property.
By the same token, Mélanie and her team will be responsible for looking after your interests and will allow you to enjoy a real sense of fulfilment in the management of your property.
Their first mission will be to find a tenant for your property, in particular by advertising the property on our various communication platforms. Mélanie and her team will carry out the various visits to the property and will carefully study the selection files of your future tenant.
Once the tenant has been found, the next mission will be to draw up and/or renew the lease, and then to carry out the inventory on entry (the inventory on exit will be carried out by us at the end of the lease). Each month, the rental management team will take care of collecting rents and charges and will also be entrusted with the management of rents in the event of unpaid rent and the annual review of the amount of rent.
The Rental Management Team will also be responsible for the regularisation of charges and the return of security deposits. If your property requires urgent maintenance work or repairs, we will take care of these by calling on the various craftsmen in the region. Another of our missions will be to manage the insurance of your property, in particular by carrying out the declaration and follow-up procedures in the event of a claim. Mélanie and her team can also help you with the tax declaration of rental income.
Also included in your rental management is an unpaid rent guarantee applicable from the first unpaid term or in the event of property damage. In the event of a dispute or property damage, Mélanie and her team will contact the various professionals (lawyers, bailiffs) required for the smooth running of the case.
